The Hampton Inn Pensacola Beach Project, a 181 guestroom hotel, was purchased by H&S Development, LLC in late December 2005. The hotel had been damaged by Hurricane Ivan in September 2004 and did not reopen until after our renovation was complete. The hurricane and subsequent closure caused significant cosmetic damages to the hotel, although structurally the building was sound. Sixty percent of the drywall had been removed or showed sign of water damage. All the carpet and all of the furniture had been removed.

Construction consisted of installing drywall and repainting and texturing all the guestrooms. The bathrooms were completely gutted and brought up to Hampton Inn standards. There were significant upgrades to the plumbing and electrical system throughout the building. The property's two pools were refinished and a outside Tiki bar was repaired. The pool deck and landscaping had sustained significant damage and were repaired by a landscape contractor. The site lighting was upgraded to include brighter lights, and the pool and landscape lighting were completely replaced. New carpet and furniture were installed throughout.
 
The Hampton Inn's proprietary Interior Design package gave our purchasing department a clear guideline on its FF&E acquisitions. Local contractors who submitted proposals said they needed six months to complete the project. After reviewing the schedule we determined that a construction manager relationship was appropriate for this project with the owner being heavily involved with selection of trades & materials. This allowed us the flexibility to be onsite every day to supervise the trades and monitor the schedule to ensure a timely completion. In addition to the construction manager there were twenty specialty contractors working on the project. The construction management team included two project managers, a senior project manager, a purchasing agent and a project accountant.

The cost of the renovation exceeded $5.5 million. It was completed in three months and we were open for business by the second week of April 2006.
